Conveyancing carries the practice’s professional responsibility. The agent requests, files, pre-fills factual fields and reports file status. It does not review title, does not interpret a search, and takes no view on any legal or tax question. The diagram below shows where its reach ends.

No: a name, an address, a title number are facts copied from a document, with the document alongside. Reviewing title and advising is the legal work, and the agent does not touch it. That is written into the quote.
